• Once you have signed a contract, and made your loan application, you must meet with the home inspector at you home-to-be to go over any needed repairs or maintenance suggestions.

• You will also need to get homeowners insurance to protect your new home-to-be. We recommend you start this process as soon as possible. Flood insurance may be required.

• After that, all you have to do is attend the closing and take possession of your new home!

Yes this program really works, just ask any of the more than 1000 families that have been able to buy their own homes in the last seven years.

THINGS WE'VE LEARNED THE HARD WAY:
THINGS NOT TO DO

Do NOT move out or cancel your lease until your loan is approved - not pre-qualified, not "looking good", not anything but "APPROVED".

Do NOT turn off your electricity or phone until you have moved out of your present home.

Do NOT change your employment or buy ANYTHING on credit until your loan is CLOSED - not APPROVED, but CLOSED.

This can be a stressful process, but we're here to help you get through it as smoothly as possible. YOU are our client.

Make sure the power and water are on when you do your final "walk-through". This is VERY important. If you do not know what a walk-through is, ASK!
