What happens next?
You will meet with a Counselor one-on-one to review your current financial status. The Homeownership Specialist will develop an "Action Plan" for you to follow. Your customized plan will address the key issues relevant to qualifying for a mortgage. The key issues are budget management, current debt-to-income ratio, affordability, income, and credit.
How Do I Get Started?
Download, complete, and sign the application and attached disclosure and authorization forms. Then, click on the appropriate button on the right to submit the processing fee.
How much will it cost?
Housing counseling services are FREE, however there is a $26 per person processing fee ($52 for a joint application) which includes a credit report from the three major credit bureaus. This is considered a soft pull and will not affect your credit score.

The Tallahassee Lenders' Consortium provides Pre-Purchase Homeownership Counseling, Financial Fitness, and Foreclosure Prevention Counseling. These services will provide guidance and support based on an individual basis. If you have goals to own your own home, budget management or to avoid foreclosure, our HUD Certified Homeownership Specialists will help you through the process. Our one-on-one counseling sessions will provide you with an plan to address the issues that you may be facing. TLC will be there to guide you along this process.
